Conditions
Arrival
The tenant is required to attend the office prior to moving into the property.
Photo ID (such as passport or photographic drivers licence) is required on arrival.
A signed $1000 card authorisation or $1000 cash is required as a security deposit for all holiday & executive properties. The credit card authorisation is valid for up to two weeks after departure. Move in at 2pm (for early morning flights/arrivals we suggest starting the booking a day earlier).
A deposit of $500 is required to confirm a booking for non-Peak bookings or full week's rental is required for Peak period bookings. A non-refundable booking fee of $50 applies to all bookings made. To book requires $550 (being $500 deposit and $50 booking fee).
Rental Period
Miniumum stay is 21 nights. Shorter stays are on an availability basis. For bookings of up to 14 nights, payment of the balance, plus a $1000 security authorization, is due on arrival. We will refund, in full, any deposit or payment made if the accommodation which was booked without inspection, is not acceptable on arrival and has not been occupied. For "No Show" bookings, properties will only be held until 10am on the day following the arrival date, after which the full deposit is forfeited. With a fee we accept AMEX, Mastercard, Visa and eftpos card. EFT payments & $Aus also accepted. Personal cheques are not accepted.
No refunds for changes in the exchange rate.
The by-laws and instructions are on display at the premises. Invoiced bookings are to be paid monthly, strictly in advance. (Late payments will incur a penalty of 2% per month.) All other bookings are payable weekly in advance. Unpaid rent is deductible from security and credit card. A security deposit is required for individuals. A company director's authorisation/purchase order is required for companies. Any damage/excess cleaning [beyond normal wear and tear] are the sole responsibility of the tenant/company and may be deducted from any advance payments/deposits held. These include, but are not limited to cigarette burns, cuts, damage to soft furnishings, stains and failure to return keys.
Occupancy of a holiday apartment may be terminated immediately if tenants are damaging the property, disturbing other residents or more than 7 days in arrears. No pets are allowed on the premises at any time. After hours number is 9315-8877.
Departure
All bookings require a minimum of seven [7] days notice to vacate. Rental periods end at 11:00am on the date of departure. Dates are NOT inclusive. (i.e. if the booking is from the 1st to the 15th, occupation is for 14 nights departing at 11:00am on the 15th).
Late departures will be charged out of deposits at $60.00 per hour (i.e. after 11:00am) unless authorised in advance by Park Beachside. If there is a follow-on booking, Park Beachside is hereby authorised to pack personal goods at 12:00noon and store them at Park Beachside office for collection (a $60 fee applies).
Park Beachside is absolved from any liability for personal property.
Cash deposits and prepaid rentals (beyond the minimum notice periods) are refundable on departure at Park Beachside office (during office hours) by cheque. All keys are to be returned to the Park Beachside office.
Peak Periods
During Peak Periods special rates apply - prices on application. No refunds for Peak Periods.
Rentals between 1st December and 31st January require one full week's rental as deposit.
Please note that December and January bookings require 1 week non-refundable deposits.
Cancellation Fees
Cancellations made 0-14 days prior to date of arrival incur a forteiture of 100% of the deposit. Cancellations 14-28 days prior to date of arrival incur a forfeiture of 50% of the deposit. Cancellations made over 28 days prior to arrival incur a forfeiture of $100. No refunds for Peak Periods. Payments are taken in Australian dollars. There are no refunds for changes in the exchange rate.
Credit Card
A fee of 3.33% applies for all payments using AMEX card. (American Express)
A fee of 1.65% applies for all payments using Visa/Mastercard cards.
A charge of 45 cents for payments by EFTPOS.
Extra Bed & Towel Fees
There is a fee of $70.00 if an extra bed is required.
There is a fee of $5.00 for each additional towel requested, and a fee of $2.00 for each additional face washer or tea towel requested.
The Tenant agrees with the Landlord:
1.To maintain and leave the premises in a clean and tidy condition by 11am on the day of departure. Late departure fee is $60.00 per hour.
2.To pay the rent in advance.
3.That the said premises or any part thereof shall not be used for any purpose other than as residential accommodation and that no more than 2 persons per bedroom are to be accommodated.
4.Not to assign or sublet the whole or any part of the subject premises.
5.To replace with articles of equal or equivalent value any furniture, effects or fittings that may be damaged or lost during the period of this tenancy, or to pay the Agent the cost of repair or replacement.
6.Not to remove any of the furniture or effects from the premises.
7.To allow the Landlord or the Agent to enter and view the state of repair of the premises. The Tenant will be responsible for any damage caused to the premises during their occupation or tenancy.
8.That no responsibility is taken for Tenant's personal property left on the premises.
9.That the Tenant or any persons using the premises shall not be guilty of any conduct which is a nuisance or annoyance to adjoining or neighbouring occupiers and shall comply with the by-laws applicable in respect of the premises. The Tenant will maintain building security and refrain from anti-social behaviour.
10.That the Agent's staff will describe the premises and position to the best of their ability and in good faith. No responsibility for alleged mis-description can be accepted beyond refunding deposits and payments made. Properties will only be held until 10am on the day following the reserved arrival date, after which the deposit is forfeit.
11.That one week's minimum notice is required to vacate.
12.That once the Tenant takes possession, one week's notice to quit is required.
13.That the cost of replacing lost keys and garage controls may be deducted from the deposit at cost.
14.That the Tenant agrees that the lease commencement date and the tenants name is released to the strata manager and to abide by general terms.
15.That the Tenant keep noise to a reasonable level. Noise to be minimized between 10pm and 8am. After hours contact is 9315-8877.
16.That the Tenant place general rubbish in bags in red lidded bins and recycling into the yellow lidded bins.
17.That if the Tenant breaches the above terms their details may be registered on the Bad Books Register.

Remember to bring photo ID to collect keys prior to moving into a property.
If you are unable to collect keys during the below open hours please contact the office at least two days beforehand to arrange for alternate key collection.
